Building being added to The Springs

Office park getting sixth of eight planned buildings

What developer Malcolm Bryant calls "the largest private office park in western Kentucky" is about to get bigger.

Bryant, who began developing The Springs Health Centre in 1999, said Tuesday that he's ready to start construction on the sixth of the planned eight office buildings in the park at 2200 E. Parrish Ave.
Excavation has already begun for the two-story, 28,000-square-foot building, which will house medical offices, he said.

More than 50 percent of the space in the new building has already been leased, Bryant said.

When it's finished, the building will bring total space at The Springs to more than 200,000 square feet, he said.

The property will be valued at more than $15 million when the latest project is finished, Bryant said.

The complex covers 22 acres now, and Bryant said he has an opportunity to buy more adjacent land.

He said work on the final two buildings planned for the complex will be built "as market conditions dictate."

There are 900 parking spaces now, and Bryant said there's room to add another 400 to 500.

The Springs is now home to more than 60 doctors' offices, a pharmacy, labs, surgery offices and diagnostics along with a restaurant and a bank, Bryant said.

The Springs Conference Centre, a facility with two large meeting rooms, a kitchen and videoconferencing equipment, recently opened in the office park.

"It rivals anything in the state," Bryant said.

A large piece of stainless-steel sculpture -- "Acclivis" -- by Swiss artist Housi Knecht was unveiled there in November.

One of the attractions has been the office park's proximity -- an advertised two minutes -- to Owensboro Medical Health System.
But the hospital is planning to build a $500 million facility during the next five years at either the Pleasant Valley Industrial Center on Pleasant Valley Road in eastern Daviess County or on property on U.S. 60 West near the Green River Area Development District offices.

That shouldn't affect The Springs, Bryant said.

"I think we're in the right location," he said. "This is central to where people live."

And it's also on the edge of the growing Kentucky 54 shopping and dining district.
